Pre-Treatment
First, we prepare all areas surrounding work area as needed. Then we apply a mild alkaline solution over entire surface. Next we agitate the area and allow the solution to dwell. This pre-treatment loosens accumulated soil, grease, and contaminants, and prepares the surface for our cleaning process. The alkaline solution does not produce any harmful fumes, and ordinary ventilation removes the mild scent within minutes of completion of the job.

Turbo Pressure Washing
We use a controlled pressure washing system designed specifically for Tile & Grout, Stone and other hard surfaces. Our truck mounted cleaning process power washes the floor in a controlled manner to extract soil and grease from the pores of the tile and grout or other hard surface floors. The system generates both high water pressure and high water temperatures. You will find that our process restores the tile & grout from 85 to 95 percent of its original appearance. The combination of pre treatment, heat, water pressure, and suction removes most stains.
The above process is repeated now using a low pH Restorative cleaner. This solution works on staining, discoloration, grout haze and preps the grout for an impregnating sealer or color sealer. (This process is not used on Natural Stone)

Speed dry/inspection
We neutralize the floor and remove any remaining water from the surface. We place high powered air movers to dry the tile and grout lines. Inspect surface for any staining. Spot clean any stains found.

Sealing
After we clean the floor and allow it to dry, we seal the floor with our impregnator or topical sealer (depending on the tile). The tile & grout floor absorbs the sealer into its pores, creating a barrier against future staining. The sealer does not change the appearance of the floors by adding a shine or luster. Instead, it preserves the natural beauty of the surface.

Maintenance
We provide instructions for your in-house or commercial cleaning people in how to take proper care of the floors, and show them what kinds of cleaners will do the best job without breaking down the sealer.
In addition, we will contact you in a pre-arranged cycle and offer our services to do touch-up cleaning and re-sealing as needed. A regular maintenance program will keep your floors in top condition and appearance
